This was a full renovation of a very large, much loved but very dated family home.
The job involved completely gutting and rebuilding the kitchen with the removal of 2 walls which opened up the area through to the dining room and allowed the addition of a walk-in-pantry and study nook.
Completely gutting 2 of the bathrooms, which allowed for some great modern re-design of these areas to bring them into todays market, and cosmetically refreshing the other 2 bathrooms to give them a fresh new look.
All the 4 living areas and 4 bedrooms just needed a refresh with a fresh coat of paint. The dated louvre doors on all the built-ins were replaced with sliding doors which gave extra space back to the bedrooms. We also re-used the existing laminate floorboards from the house in the master bedroom, walk-in-robe and parents’ retreat to save some cost and bring about consistency. The walk-in robe was fitted out with more modern and functional cabinetry.
The house had 3 different flooring types on the top floor, so changing to one consistent laminated floorboard really created a cohesive look as well as giving it some grandeur in the open plan layout.
There was no budget for removing the ‘good ole’ terracotta tiles in the rumpus room, laundry and laundry bathroom, so we updated the look by painting them using a specialty paint. Came up a treat.
All the fans and lights were updated and modernised. Beautiful pendant lights added to the grandeur of the cathedral ceilings. Windows were dressed with lush curtains and slim-line venetians.
To give the property street appeal, the front of the house was rendered. Then the gutters and downpipes, aluminium windows and fences were painted with new gates installed on both sides. To complete the look the huge driveway way in its many shades of red was painted in a lovely complimentary grey. To finish off the look the front gardens were tidied up, front hedges trimmed, some additional flowering plants added and of course a new mailbox.
The owners had already done a lot of repair work on the rear terraced gardens, so all the back needed was to make the pool area compliant and the removal of 5 huge trees in the pool deck area. This not only opened up the glorious view of the national park to all the rooms in the house, but made the deck feel spacious. A quick paint of the deck, pool seating and pergola gave everything a nice refresh. The addition of new plants in the now treeless garden bed finished the look.
This was a special job for us. The owners were in a predicament after having been forced to close their business after being evicted from their commercial premises which they had occupied for over 30 years. Given their advanced age they decided to retire but it meant that they had to sell this property and with the dated condition it was in, it was doubtful they would achieve the price that they needed.
We partnered with them in a Joint Venture Agreement – this means they put up the property, we financed, managed and performed the renovations and were paid upon the sale of the property from the settlement funds. This gave a win-win to everyone.
